5.11 United Properties seeks the vacation of that portion of Lot 19 on which the utility and <br />drainage easement was dedicated with the original plat in order to create Lot 1 of the <br />proposed PHASE II, The northern 40 feet of the proposed �� Addition is a portion of the <br />i"d Addition which originally included a private access to Arona Street. The land area is <br />being incorporated into the PHASE II development proj ect. <br />5.12 The Public Works Department and City Planner have reviewed the request and previous <br />plat, and support the vacation of the specifically identified utility & drainage easement <br />and provided on the Preliminary Plat. <br />REVIEW OF TOWN HOMES: <br />�. ] a The town home proposal will consist of three "row home" (17 total units) structures, one <br />with 3 units and 2 with 7 units each. The 3 unit structure will be located on the west side <br />of Arona Street. Access to the garage area will be provided by a private drive, south of the <br />structure. The 2, 7 unit structures are located on the interior of Outlot B and accessed by <br />a private drive (see attached site plan). <br />�_ l� Similar to the existing units north of this proposal, the 3 unit structure will have a <br />minimum front yard (east) setback of 12 feet to the right-of-way line and a 5 foot setback <br />to the newly created (front) town home lot line. The rear yard setback is proposed at 47 <br />feet to the west periphery property line, while the structure will lie 11 feet from the newly <br />created (rear) property line. A deck over the garage will be set back a minimum of 40 <br />feet from the periphery property line. <br />�. E 5 The two interior structures have unique front and rear setbacks. Specifically, the western <br />most 7 unit structure will have a 5 foot setback from the newly created town home lot <br />line, but lie 27 feet from the curb edge of the private access drive. Similar to the three <br />unit structures, the rear yard setback is proposed at 47 feet to the periphery property line <br />and 11 feet from the newly created rear yard town home lot line. A deck over the garage <br />would be set back a minimum of 40 feet from the periphery property line. <br />�,]� The eastern 7 unit structure will have front yard and rear yard setbacks of 5 feet from the <br />newly created town home property line. The rear of the structure (east facing) will lie a <br />minimum of 11 feet from the west edge of the public trail. <br />�.]� The outside walls of these structures must be separated by a minimum of 20 feet. The 3 <br />unit structure will lie 20 feet from the existing 6 unit structure and 65 feet from the <br />proposed 7 unit structure. The 7 unit structures will be separated by a distance of 89 feet. <br />�.] S The 3 unit structure and the western 7 unit structure will have a slightly elevated main <br />floor entry meaning the garage in the rear is slightly recessed because of the grade. Stairs <br />will bring residents and guests up to the main entry door in typical fashion to the "row <br />home".
