2.10 The travel lane adjacent to the clubhouse has been widened to accommodate fire
access and provide delivery vehicles the opportunity to park and unload goods,
while allowing other vehicles enough room to continue past to either the main
entry, the pro shop or loop to the parking lot.
Grading 8T Landscaping
2.11 Previously, the City received a preliminary grading and drainage plan for its
review and approval. Due to modifications stemming from the neighborhood
meeting, the revised grading plan was not be available until the evening of the
Planning Commission meeting. However, the landscape plan has been modified
to include the general storm water management and grading plans for the site.
2.12 The revised plan still includes the removal of approximately 10 vertical feet of
the hill that currently occupies the existing vehicle drop-off loop. The parking lot
has been slightly redesigned to meet the City requirements for storm water
management. This requirement involves the design of a plan that has no storm
water draining off the Country Club property. Concrete curb and gutters, as
well as catch basins in the parking lot are required to channel and manage storm
water into either the current City system along Lake Street or a pond designed to
handle 100 year storm event (for increased impervious area only). Roof gutters
at specific locations and a flat roof internal storm drain system will direct roof
drainage out into the grass areas of the golf course.
2.13 The City Engineering staff is reviewing the increase in impervious area and the
technique for storm water management.
2.14 The revised landscape plan includes two berms. The first berm is located
adjacent to the travel lane going to the clubhouse. This berm is proposed at four
(4) feet in height and will include a mixture of eight (8) to ten (10) foot tall spruce
trees (height at planting), dogwood shrubs and perennial accents. Between the
berm and the travel lane will be sugar maple or ash trees.
2.15 The second berm is located northeast of the patio area of the special functions
room and adjacent a decorative wing wall. The wall acts as a screening device
for sound and sight. The berm is four (4) feet in height and contains a mixture of
eight (8) to ten (10) foot tall spruce trees (height at planting), dogwoods and
perennial accents.
2.16 The landscape plan also includes a sheared arborvitae hedge adjacent the special
function room drop-off, to screen vehicle noise and vehicle lights.
2.17 The existing large spruce trees (indicated in the center of the proposed special
function room) will be relocated to an area directly east and adjacent to Midland
Hills Road. Additional spruce and deciduous trees will be installed
approximately 30 feet from the eastern edge of the special function room.
PF3178 — RCA (031300) Page 3 of 10
