3.6 The basement area of the proposed clubhouse shall only be used for auxiliary
office operation, storage and golf cart storage. Any future change in the use of
the basement area to something other than indicated above may require an
amendment to the CUP.
3.7 The submitted landscape plan, dated March 6, 2000, proposes trees, shrubs, and
perennials in excess of the requirements contained in the City Code. The
proposed landscape plan also provides greater screening to address
neighborhoodconcerns.
3.8 The submitted grading, utility, and drainage plans, dated February 22, 200o have
been reviewed by the city. The City Engineer still needs to confirm the
impervious area and storm water calculations to determine the necessity of a
pond or other measures necessary to control the volume and treatment of storm
water.
3.9 The Business District requirement for structure height is three (3) stories. The
staff has determined the height of the proposed structure shall not exceed two (2)
stories or 32 feet as measured from the midpoint of the roof peak.
3.10 The submitted site lighting plan, dated March 6, 2000, has been reviewed by staff
and has been found to conform to Section 1010.12 of the Roseville Zoning
Ordinance. Specifically the plan indicates lights eight feet in height located on
the outside of the drive land, shining inward toward the parking lot. The
requirement of no more than a i foot-candle is proposed to be achieved a point
approximately 15 feet from parking or drive lane areas.
3.11 Staff has determined the 278 off-street parking spaces indicated on the site plan
to be adequate for the site. The City Code does not specifically address
requirements for golf courses. Staff has calculated the required parking in the
followingmanner:
Six spaces for each of the 18 holes of golf or 108 off-street parking stalls.
Five (5) spaces for each 1,000 square feet of net main level square footage
(28,050 square feet) or 140 off-street parking stalls.
The total number required by the City's calculation is 248 off-street
parkingstalls.
3.12 A signage plan, if modifications or additions are proposed, must meet the City
Code requirements. A plan must be submitted and approved by the City.
PF3178 — RCA (031300) Page 7 of 10
