2.0 REVIEW OF REQUEST
General Information
2.1 Midland Hills Country Club, located east of Trunk Highway 280, north of
Roselawn Avenue, south of County Road B, and west of Cleveland Avenue, lies
in an R-1, Single Family Residential District. The Comprehensive Plan
designation for this area is LR, Low Density Residential.
2.2 The development project proposed by the members of Midland Hills Country
Club calls for the demolition of the existing clubhouse and cart storage structure
and the construction of a new, more efficient, and modern clubhouse, with
underground cart and auxiliary storage.
Building Type 8t Location
2.3 The proposed clubhouse, an English Tudor design, is linear with most of the
activities on a single level (33,000 square feet). A modest basement (4,5000
square feet) is provided for general storage and cart storage.
2.4 The Clubhouse, situated on the site in the general location of the existing
clubhouse, takes advantage of the views of the golf course, mainly the 1St and 10th
tee boxes and the 18' green. The new clubhouse extends from the current
clubhouse towards the east.
2.5 The proposed pro shop, cart storage (basement) and staging area, rest rooms,
golf card signing room, and locker facilities are located on the west side of the
structure adjacent the first and 10 tee boxes. The proposed grill, family and
formal dining, living room, kitchen, and delivery/refuse areas are located in the
center of the structure with a view facing the 18' green. The proposed special
function room and separate restrooms are located on the east.
2.6 Since the January 12, Planning Commission meeting the proposed clubhouse has
been rotated north to be perpendicular to Midland Hills Road to reduce patio
concerns and provide an additional setback from the property line. The existing
clubhouse is set back from the east property line approximately 218 feet. The
proposed clubhouse structure has a setback of approximately 150 feet from the
east property line and lies approximately 210 feet from the adjacent residential
property line. Section 1004.02.C.2 states "The principal structure or building
related to a Country Club shall not be located less than fifty feet (50') from any
adjacent lot in a residential district."
2.7 The maximum height of the single story proposed clubhouse, as measured from
main floor grade to top of roof, is 32 feet. This calculation does not include the
height of the proposed fireplace. (Single family homes are limited to a height of
2-1/2 stories or 30 feet, as measured to the midpoint of pitch of the roof.)
PF3 178 — RCA (032700) Page 2 of 11
