These temporary <br />facilities have been proposed in this spot due to the close proximity to city water <br />and sanitary sewer lines, and proximity to parking and the first tee, without <br />being in the construction zone. <br />2.30 The eastern area is relatively flat and does not require much preparation work. <br />The location also affords better connection to city services than other locations on <br />the site. <br />3.0 STAFF FINDINGS 8� CONDITIONS <br />3.1 Findings: The project, as proposed, meets the criteria required listed in Section <br />1013.O1D of the Roseville Zoning Ordinance, and as analyzed in Section 2.21 of <br />this report. The proposed project is a permitted conditional use as stipulated in <br />Section 1004.02 C of the R1, Single Family Residential District requirements and <br />is consistent with the Roseville Comprehensive Plan. <br />3.2 Conditions: Over the past four months, staff has reviewed a number of site plans <br />for the proposed clubhouse and site modifications. On February 22, 2000, and on <br />March 6, 2000, the city received completed plan sets. This set of development <br />plans is considered the Master Concept Plan.
