requirements for golf courses. Staff has calculated the required parking in the <br />following manner: <br />Six spaces for each of the 18 holes of golf or 108 off-street parking stalls. <br />Five (5) spaces for each 1,000 square feet of net main level square footage <br />(28,050 square feet) or 140 off-street parking stalls. <br />The total number required by the City's calculation is 248 off-street <br />parking stalls. <br />3.12 A signage plan, if modifications or additions are proposed, must meet the City <br />Code requirements. A plan must be submitted and approved by the City. <br />3.13 A final landscape plan (including an overlay of landscaping on the grading plan) <br />shall be submitted to the City Planner for review and approval prior to the <br />issuance of building permit. This plan should include all size and species <br />proposed on the site. The plan will be reviewed by the City and will be available <br />for adjacent property owners to review and comment. Should modifications be <br />appropriate, the plan will be revised and determined to be final. Prior to the <br />issuance of a building permit, the City shall receive a bond for 150% of the cost of <br />the landscaping. <br />3.14 A final grading (including silt fence location and detail), drainage and utility <br />plan shall be submitted to the City Engineer for review and approval prior to the <br />issuance of building permits. The grading plan shall include concrete curb and <br />gutter, landscaped islands, and storm water catch basins. The drainage plan <br />shall include an impervious site calculation, storm water calculation, and the <br />necessary improvements (ponds or infiltration areas) made to comply with the <br />City's storm water management requirements. <br />3.15 Minor changes to the Master Plan (less than 1,000 square feet) may be approved <br />administratively by staff. <br />3.16 All future changes/additions to the site plan including structure additions over <br />1,000 of the footprint; or off-street parking; or a swimming pool; or a tennis <br />facility shall require an amendment to the CUP. <br />3.17 No amplified sound beyond the current practice of announcing tee times shall be <br />allowed. <br />3.18 The issue of placement of temporary single season locker, lounge, and food <br />facilities should be considered separate from this CUP. The removal of the <br />temporary facilities should occur within one calander year or less; or with <br />removal to occur simultaneously with the issuance of a final Certificate of <br />Occupancy for the clubhouse, whichever is first. <br />PF3 178 — RCA (032700) Page 8 of 11 <br />
