REQUEST FOR CITY COUNCIL ACTION <br />Department Approval: <br />DATE: 04/ 10/00 <br />ITEM NO: I - 1 <br />Agenda Section: <br />_ LA� �JS] <br />Item Description: Request by Bradley Operating Limited Partnership for a variance from <br />Section 1006.02C (Lot Coverage) and Section 1011.02 (Non- <br />Conforming Uses: Existing Structures or Uses) of the Roseville City <br />Code_. (PF319� <br />1.0 REQUESTED ACTION <br />l.l Bradley Operating Limited Partnership is requesting a variance from Section 1006.02C <br />(Lot Coverage) and Section 1011.02 (Non-Conforming Uses: Existing Structures or <br />Uses) of the Roseville City Code for construction of an additional 18,508 square feet of <br />retail area, enclosed delivery area, and enclosed trash area at Har Mar Mall. <br />12 The purpose of the request is to demolish the former Home Place and to construct a <br />67,956 square foot Cub Food store and 4,971 square feet of enclosed delivery and trash <br />area. <br />1.3 On January 10, 2000, the City Council determined that under the City Code lot area in <br />Shopping Center Districts (SC) should be calculated exclusive of all street easements <br />and road rights-of-way. Lot coverage under the current code is limited to 25% of the <br />lot size. The Bradley proposal seeks approval of a variance that would increase the <br />overall lot coverage to 29.19 %; a variance of 4.19 %. The current building footprint of <br />5 12,927 square feet is proposed to be increased to 53 1,435 square feet. <br />1.4 After a variance hearing and recommendation for denial by the Planning Commission <br />on March 8, the Council on March 27" heard the presentation by the applicant and <br />responses from affected property owners. The Council directed the City Attorney to <br />draft a resolution of denial of the variance and include the findings from the Council, <br />the discussion of which included the Planning Commission recommendation and <br />findings. <br />2.0 SUGGESTED CITY COUNCIL ACTION <br />Adopt a resolution with findings (draft attached) based on the discussion and direction <br />from the March 27, 2000 Council meeting, formally denying the variance request. <br />Attachments: Draft Resolution <br />60-day Time Limit: Application accepted on February 18, 2J00; Decision deadline is Apri118, 2000. <br />Prepared by: Thomas Paschke (490-2236); Dennis Welsch (490-2232). <br />PF3 194 — rcaharmarvariancedenial Page 1 of 1 <br />
