LEASE AG�EMENT 0 R I G I� A L <br />This Lease Agreement ("Lease") is entered into this dav of June, 2000, by and <br />between the City of Roseville, a Minnesota municipal corporation ("Owner") and Vodafone <br />AirTouch Licenses LLC, d/b/a Verizon Wireless, a Delaware limited liability company <br />("Verizon Wireless"), with local offices at Westwood Lake Office Park, 8401 Wayzata Bivd. <br />Suite 110, St. Louis Park, MN 55426 ("Lessee"). <br />In consideration of the terms and conditions of this Agreement, the parties agree as <br />follows: <br />Leased Premises. Owner hereby leases to Lessee a portion of the property located at <br />2501 North Fair-view Avenue, Roseville, Minnesota 55 113, and legally described on <br />Exhibit A. The City's land shall be referred to as "Owner's Property" or "the Property" <br />The Property interest leased and granted by the Owner, subject to all e�sting easements <br />are the following: <br />Ground space comprised of approximately 2,500 usable square feet, exact amount to be <br />fixed by parties and described on Exhibit A, non-exclusive easements required to run <br />utility lines and cables, non-exclusive easement across Owner's Property for access <br />("Premises"), described on Exhibit "B", attached hereto and m�de a part hereof. <br />No other space or property interests are being leased to the Lessee except as described as <br />above and as described on Exhibit B. <br />Term/Renewals. The term of this Lease shall be five (5) years, commencing on <br />September l, 2000, (the "Commencement Date") and ending on September 1,205, <br />subj ect to the terms of Paragraph 16. The Commencement Date may be e�tended until <br />the equipment listed in Exhibit "C" is installed, provided that the Commencement Date <br />shall not be extended past September 30, 2000 in any event. Lessee shall have the right <br />to e�tend this Lease for four (4) additional five (5) year terms ("`Renewal Term"). The <br />Renewal Term shall be on the same terms and conditions as set forth herein except for <br />rental adjustments as provided in Paragraph 3, Rent. Lessee shall have elected to renew <br />this Lease for a Renewal Term unless it gives Owner written notice of its intention not �o <br />renew at least si�ty (60) days prior to the expiration of the term. <br />Rent. <br />a) On the Commencement Date, the Lessee shall pay Owner, as rent, the following <br />sums ("Rent"): <br />
