The proposed McGough Twin Lakes development is contained within the larger Twin Lakes redevelopment subarea I, blocks lb and 2. The proposed development will consist of 475,000 square feet of office space dispersed between two buildings and 100,000 square feet of lab/research space in one building. There is an option for an additional 30,000 square feet of lab/research space beyond the initial construction phase. Parking for these facilities will be managed by both surface and structured parking an-site. • As part of this project we have reviewed three subarea I internal roadway configurations, which will provide access from the proposed McGough Twin Lakes development to the adjacent roadway network. Based on discussions with City staff the following three internal roadway configurations were reviewed (see Figure S: Internal Roadway Configuration}: 1. Build Twin Lakes Parkway from Mount Ridge Road to Prior Avenue no connection to Cleveland Avenue or Fairview Avenue • This includes constructing Mount Ridge Road from Twin Lakes Parkway to County Road C2 and improving Prior Avenue from Twin Lakes Parkway to County Road C. It should be noted that the internal intersections linking Prior Avenue to Mount Ridge Road are assumed as roundabouts. • These improvements provide access from the proposed development to County Road C2 and County Road C, not directly to Cleveland Avenue at a future Iona Lane {as depicted in Figure 4). • This is anticipated to be an interim condition. 2. Build Twin Lakes Farkwa from Cleveland Avenue to Prior Avenue • This provides a direct connection from the internal Twin Lakes redevelopment area to Cleveland Avenue and access to the regional roadway network. This alternative is included to determine the need for a complete Twin Lakes Parkway connection to Fairview Avenue. 3. Build Twin Lakes Parkway from Prior Avenue to Fairview This completes the convection of Twin Lakes Parkway from Cleveland Avenue to Fairview Avenue-
