Unit Development prior to the issuance of any building permits. The Planned Unit <br />Development shall implement all mitigation requirements of the EIS or AUAR as well as <br />Business Park Design Guidelines of Section 1010 and subdivision requirements of Chapter <br />11 of this Code. <br />C. Permitted Uses, after city approval of a mixed use master plan and completion of a Planned <br />Unit Developrr~ent within a portion (or all) of the Mixed Use Business Park: <br />1. Office, business and professional. <br />2. Medical and dental clinics and laboratories. <br />3. Hotel and motel. <br />4. Hospital. <br />5. Research, design and development. <br />6. Bank and financial institutions. <br />7. Health clubs ` <br />8. Restaurants <br />9. Retail sales <br />10. Day care centers (Ord. 1013, 5-11-87; amd. Ord. 1085, 1-14-91; amd. 1995 Code) <br />11. Parking to accommodate uses in a contiguous mixed use business district (Ord. 1022, <br />11-9-87) <br />12. Multi-family housing. <br />D. Special Minimum Requirements: <br />1. All uses shall be subject to Business Park Design Standards as specified in Section <br />1010. ' <br />2. Maximum Floor Area Ratio: No maximum floor area ratio is required. A minimum <br />floor area ratio shall be 0.5 achievable in stages through a planned unit development. A <br />maximum floor area ratio shall be 0.75 unless increased within the planned unit <br />development agreement. <br />3. Setbacks: <br />a. Front Yard Setback: Front yard setback shall be 30 feet unless specified otherwise <br />in the planned unit development agreement The minimum front yard setback for <br />parking shall be a minimum of 15 feet, with landscape screening and/or berming to a <br />height. of 36 inches above the parking lot curb as required in Section 1 O l 0 unless <br />specified otherwise in the planned unit development agreement. <br />b. Side and Rear Yard Setbacks: The side and rear yard setbacks shall be 10 feet. <br />Parking may occur within 10 feet of a side or 5 feet of a rear lot line unless otherwise <br />specified in the planned unit development agreement. In the case of corner or double <br />frontage lots, the front setbacks shall apply. <br />4. Building Height: The maximum height of buildings in the B-6 District shall be five <br />stories or seventy feet above grade, whichever is less. However, buildings over 40 feet in <br />height shall have front lots not less than 30 feet plus 1/2 of the height of the building and <br />side and rear yard setbacks of not less than 10 feet plus 1/4 of the height of the building. <br />5. Landscaping: 5% of the surface area of land within a parking area shall be landscaped <br />with street trees, grass and shrubbery, or other approved ground cover. A minimum of <br />25% of the surface area of each lot or set of combined lots shall be green space consisting <br />of landscaped area with street trees, grass, ponding, and shrubbery, or other approved <br />ground cover. <br />
