A new playground <br />and landscape plan will be completed. Waste enclosures will be improved. This will clean up <br />the park Specific improvements include: <br />3.1 <br />3.2 <br />3.3 <br />3.4 <br />3.5 <br />3.6 <br />3.7 <br />3.8 <br />3.9 <br />3.10 <br />3.11 <br />3.12 <br />Screen the park with privacy fence from Rose Place (There is a 60-foot right-of-way <br />from Le�ngton to Dunlap and Fernwood Street.) <br />Propose to create four new doublewide spaces along Le�ngton Avenue (setbacks for <br />new structures on a County Road is 40 feet). <br />Propose to eliminate three RV.s at front of site and create 4 RV5 in southwest section of <br />site. (No permit for RVs on the site has ever been found.) <br />Propose to create two more unit pads on west side of site for newly manufactured units. <br />Propose to improve/add new playground at southwest corner. <br />Propose to add four RV's on southwest side, adjacent to playground. <br />Move storage to far southwest corner of site and screen it. Screen all waste containers. <br />Propose to retain a 10' setback between buildings as required by state law. <br />Bob Larsen and staff will contact Rice Creek Watershed regarding permits need to patch <br />paving. <br />A Residential Planned Unit Development would be created to eliminate the e�sting "R- <br />2" Two Family District and the `B-3" General Retail zoning and make the site consistent <br />with the Comprehensive Plan designation of High Density Residential. <br />Increase the amount of green space by 3,800 s.f. <br />Improve the landscaping with more trees in the park and conifers for screening edges. <br />PF3225 RCA (052101) Page 2 of io <br />
