(a) The term of this lease shall be ten (10) years commencing on the (the "Commencement Date") and ending on subject to the terms of paragraph 16. The Commencement Date may be e�tended until the `equipment listed in E�ibit "C" is installed, provided that the Commencement Date shall not be e�tended past in any event. Lessee shall have the right to e�tend this Lease for two (2) additional ten( 10) year terms ("Renewal Term "). The Renewal Term shall be on the same terms and conditions as set forth herein. This Lease sha11 automatically be renewed for the aforementioned renewal terms unless one of the following events occurs: (1) Lessee notifies the Owner of its intention not to renew the Lease at least si�ty (60) days prior to the expiration of the term; or (2) Lessee is in default of any of the terms or conditions of the Lease. (b) The "Commencement Date" shall be the date on which Lessee requires entry onto the Properiy to commence installation of the Antenna Facilities described in Paragraph 5 below. 4. Rent. (a) On the Commencement Date, the Lessee shall pay Owner, as monthly rent, the sum of Six Hundred ($600.00)Dollars based upon Lessee's installation as shown on E�ibit B. (b) The Rent shall be increased annually by an amount equal to five (5%) percent. (c) If this Lease is terminated any time other on the last day of a month, Rent shall be prorated, based on a thiriy day month, as of the date of termination, and in the event of termination for any reason other than nonpayment of Rent, or Lessee's default, all prepaid Rent sha11 be refunded to Lessee. (d) In addition to Rent, Lessee agrees to timely pay its pro rata share of any taxes or payment in lieu of taxes required as a result of this Lease. (e) Lessee may add additional equipment on the tower and/or antennas from that shown in E�ibit "C" without approval of Owner. � S. Propertv Use. Lessee may use the properiy for the installation, operation, and maintenance of facilities for the transmission and reception of radio communication signals in such frequencies as may be assigned to Lessee by the Federal Communications Commission (the "FCC") and for the storage or related equipment in accordance with the terms of this Lease. Lessee shall use the Leased Premises in compliance with a11 federal, state, and local laws and regulations. Owner agrees to reasonably cooperate with Lessee in obtaining at Lessee's expense, any federal licenses and permits required for Lessees use of the properiy. 6. Installation of Equipment and Leasehold Improvements. 83831 2
