(a) Lessee shall have the right, at its sole cost and expense, to erect, install, operate, and maintain in accordance with good engineering practices, with all applicable FCC rules and regulations, on the property, the necessary tower, equipment, personal properiy, and facilities which include radio transmitting and receiving antennas not to exceed that designated in F�hibit "C" (the "Antenna Facilities"). (b) Lessee's installation of a11 such Antenna Facilities sha11 be done according to plans approved by Owner. Any damage done to Owner's property during installation or operations itself during installation and operations shall be repaired or replaced at Lessee's expense and to Owner's reasonable satisfaction. (c) Lessee shall provide Ow;�er with a Site Plan as detailed in E�ibit "C". Said drawings sha11 include a detailed inventory of a11 equipment and personal properiy. (d) The manner in which the Lessee's tower and facilities are erected shall be subject to prior approval by Owner, which approval sha11 not be unreasonably withheld, conditioned or delayed. (e) Lessee sha11 work with the Owner to design landscaping which will obscure the ground equiptnent from view. 7. Ec�ui�ment Upgrade. Lessee may update or replace the Antenna Facilities frotn time to time with prior written approval of Owner, which approval sha11 not be unreasonably withheld, conditioned or delayed, provided that the replacement facilities are not greater in number, weight, size or volume than the e�sting facilities and that any change in their location on the Leased Premises is satisfactory to Owner in its reasonable discretion. Lessee shall submit to Owner a detailed proposal for any such replacement facilities and supplemental materials as may be requested, for Owner's evaluation and approval. Notwithstanding the foregoing, Lessee sha11 ha�e the right to modify, supplement or upgrade its ground equipment without Owner's consent so long as such ground equipment shall not exceed the Leased Premises boundary lines. 8. Maintenance. (a) Lessee shall, at its own expense, maintain the Owner's and its equipment on or attached to the Property in a safe condition, in good repair, aesthetically pleasing and in a manner suitable to Owner so as not to conflict with the use or other lease of the properiy by Owner. (b) Lessee shall have sole responsibility for the maintenance, repair, and security of its tower, equipment, personal property, Antenna Facilities, and leasehold improvements, and shall keep the same in good repair and condition during the Lease term. (c) Lessee must keep the property free of debris or anything of a dangerous, noxious or offcnsive nature or which would create a fire or other hazard, undue vibration, heat or noise, interference, etc. 83831
