9.0 PUD STANDARDS and CONDITIONS of APPROVAL <br />The Planned Unit Development shall also comply with the following specific PUD standards: <br />9.1 General Development Standards. The certificate of survey and/or plat, site development plan, <br />landscape plan, grading and utility plan, building elevations, development schedule, and final <br />land use designations shall be part of the standards for development of the ASI/VSI <br />Construction PUD. <br />9.2 Uses - Permitted. The permitted use of property within the PUD shall be limited to the <br />redevelopment of the site into: <br />A. A two story professional office complex totaling finished square feet. The <br />parcel redevelopment shall be restricted to the dimensions specified in the site <br />development/landscape plan, building elevations, and supporting documents submitted <br />by the DEVELOPER. Where not superseded by more restrictive requirements of this <br />PUD, the standards of the underlying B-1 (Limited Business) zoning district shall apply, <br />as stated in Chapter 1005.02 of the Roseville City Code. The parcel may be reused <br />and/or redeveloped by amendment of this PUD for any use or conditional use allowed <br />in the underlying B- 1(Limited Business) zoning district, except that the following uses <br />shall be prohibited: bingo hall, hospitals, sanatoriums, and rest homes; private clubs or <br />lodges; greenhouses; motels and motor hotels; mortuaries; churches; public or private <br />schools; furniture stores; dog kennels; any use which reduces the amount of available <br />required parking; or any use deemed by the Community Development Director to be <br />substantially similar to these uses based on potential noise generation, visual impact, <br />and/or parking demands. <br />B. A three story supportive housing complex for the physically handicapped totaling <br />finished square feet. The parcel redevelopment shall be restricted to the <br />dimensions specified in the site development/landscape plan, building elevations, and <br />supporting documents submitted by the DEVELOPER. Where not superseded by more <br />restrictive requirements of this PUD, the standards of the underlying R-3 (General <br />Residence District) zoning district shall apply, as stated in Chapter 1004.04 of the <br />Roseville City Code. The parcel may be reused and/or redeveloped by amendment of <br />this PUD for any permitted or conditional use allowed in the underlying R-3 (General <br />Residence) zoning district in which a residential use does not exceed 22 units, except <br />that the following uses shall be prohibited: all uses except multiple family housing; any <br />use which reduces the amount of available required parking; or any use deemed by the <br />Community Development Director to be substantially similar to these uses based on <br />potential noise generation, visual impact, and/or parking demands <br />9.3 Building Setbacks. The minimum setback for each structure shall be as follows: <br />Professional Office Complex — <br />Supportive Housing Complex - (Exhibit ___). <br />5 <br />
