MetraPlains strength includes the quality site plan that addresses the majority of the <br />components for the master plan and neighborhood needs. Iri addition, the plan provides a <br />variety of housing designs and unique one level living options. <br />MetroPlains however does not provide a senior housing component and the price points of <br />the products would need financial assistance to make them affordable. MetroPlains <br />company strength is in assembling the necessary financing to achieve affordability. <br />. Timbercraft Homes proposal for "ArQna Village" includes a miY of 100 total units <br />of housing, 2,000 square feet of neighborhood support retail and 2,000 square feet of <br />community meeting space all using traditional neighborhood design principles. <br />. 20 traditional small lot single family homes (includes 5 habitat for humanity homes with <br />same design features & floor plans) <br />. 28 Villa Townhomes <br />. 52 unit Senior Condominium <br />Timbercraft's strength is in its site design as a traditional neighborhood taking considerable <br />efforts to achieve the neighborhood integration by providing a neighborhood park designed <br />by and with the neighborhood with the assistance of a landscape architect specializing in <br />community designed parks areas and community gardens. In addition, the proposal includes <br />a good miY of all life cycle housing and a community meeting facility. <br />Timbercraft has not identified a senior housing partner at this time and the proposal could be <br />improved by teaming with a provider of senior services. <br />. Town & Country proposal includes a total of 148 units <br />. 98 Row townhomes <br />. 50 senior rental apartments, all v� affordable to people with incomes at or below 30 <br />percent of inedian income <br />Town & County's strength includes its partner Common Bond, a senior housing provider <br />who will own and manage the very affordable senior apartments and provide senior services <br />that would e�tend beyond the boundaries of the development into the community. In <br />addition the site design achieves the master plan goals and neighborhood concerns and a <br />small community room is proposed within the senior building. <br />The senior housing component however is restrictive due to the HC7D financing in that there <br />are only one-bedroom units and there is no underground parking allowed. In addition, the <br />funding would need to be secured for 2004 buildout. However, CommoriBOnd has an <br />excellent track record for receiving the majority of their funding requests from HLJD. <br />. United Properties-Roseville Churches Coalition proposal includes a total <br />of 103 units of single family, townhome and senior housing. <br />. 9 small lot single family homes (includes 2 habitat for humanity homes) <br />. 20 townhomes <br />PF3243 -- RCA RFP Review (072202) Page 3 of 4 <br />
