2. The current criteria allows a 65 95ft. structure (5 to 8 stories) to be within 12 <br /> 19 feet of neighboring property. If that neighboring property is a parking lot or <br /> open land, perhaps it is not a big deal, if that neighboring property is LDR or MDR <br /> property it could materially impact a neighbor's light, air and view. <br /> 3. The recommended side yard setbacks for HDR -1 multi- family and HDR -2 are a <br /> dramatic change from current code (15 to 40+ ft.). Should a developer wish to build <br /> a tall structure in our city should we not error on the side of reasonable set backs to <br /> ensure balancing the desire to maximize the project's value with that of the <br /> neighboring properties? <br /> I appreciate all the hard work on this massive zoning re -write initiative and <br /> appreciate your willingness to consider this suggestion.
