<br />Variance to Floor <br />Area Ratio <br /> <br />FAR :: . 58 <br /> <br />FAR = .5 <br /> <br />Variance of Lot Area <br />Per Unit <br /> <br />Lot Size 198,716 <br />square feet or 1,325 <br />~ square feet per <br />unit <br /> <br />Required lot size for the <br />proposed 150 units = 300,000 <br />square feet less 100 square <br />per unit next to "B" District = <br />285,800 square feet required <br /> <br />WHEREAS, the special use permit and variances referred to above <br />apply to the following described property located in the Village of Roseville, <br />County of Ramsey, State of Minnesota: <br /> <br />The East 1/2 of the SW 1/4 of the SW 1/4 of the <br />SW 1/4 of Section 14, Township 29, Range 23. <br /> <br />, and, <br /> <br />WHEREAS, the owners of the above captioned property have or are <br />in the process of making the property subject to covenants of title restrict- <br />ing the use of said land as follows: <br /> <br />1. Restrictions in occupancy shall be limited to no more than two <br />persons per apartment; and <br /> <br />2. At least one person occupying each apartment to be constructed <br />on said property shall be: <br /> <br />(i) at least 60 years old, or be defined as "elderly" <br />under the National Housing Act, as amended or <br />superseded. <br /> <br />(11) be eligible for retirement under applicable social <br />security regulations, as amended from time to time; <br />or <br /> <br />(11i) be physically handicapped, as certified by a physician, <br />in accordance with Department of Housing and Urban <br />Development Regulations, as amended from time to time. <br /> <br />3. The restrictions set forth shall automatically terminate, and be or <br />no kfurther force and effect on June 1, 2002; and <br /> <br />WHEREAS, the council has determined that the number of restrictions <br />on parking, size of apartment, ratio of floor space to land space, number of <br />apartments and height of building would place unusual hardships on the use <br />
