<br />to meet the existing conditions. I will also note that the <br />cross-hatching indicates the areas that would be served in the <br />proposed work under Phase 1. In other words, these lots - all <br />of this area - would become buildable under Phase 1, as would <br />the property frontage along Josephine and a couple lots off <br />Fermlood. <br /> <br />Phase 2 would be the cul-de-sac, and - you can't see the <br />"7" but it's Lots 7 and 8 and 9 along the eastern side of <br />Fernwood. The existing situation, as I said, is that this <br />property is vacant. There are several utilities that exist. <br />There is an existing storm drain which carries water from a <br />large area that heads northerly along what would be Fernwood <br />and then turns and goes to Lake Josephine. There is also an <br />existing sanitary sewer which comes from the west along what <br />would turn out to be Belaire Circle, if it's constructed, turns <br />and heads southerly once again (inaudible) Fernwood existing <br />right-of-way, or what would be proposed right-of-way. Also, <br />there is a lift station at that spot for sanitary sewers which <br />serve the areas near the lake and pumps the sewage up the hill <br />to the point where it joins and makes the bend and comes down <br />to the south. <br /> <br />In addition to the street paving t>7hich I showed you on <br />the first slide, there will be storm sewers which could be done <br />in several different techniques. This particular slide, or <br />overhead, shows a proposed diversion that's bein~ considered <br />by the Rice Creek Watershed. (Inaudible) received a federal <br />grant as part of the Clean Lakes project to try and aid the <br />lakes in the r1innesota area, particularly in the Long Lake and <br />the chain of lakes that serve Lonq Lake, one of those being <br />Lake Josephine. It is proposed to intercept the water near <br />Hamline and Josephine which currently goes into a pipe into <br />the lake, carry that in a new pipe along what would be Belair <br />Circle, turn on Fernwood, intercept ~~e 54 inch pipe heading <br />north, carry it through the proposed platting and over to the <br />low, wet area on the other side of Lexington. At that point <br />it would have a sedimentation drop, the nutrients would he <br />cleansed to the degree possible, and then the water would go <br />through an existing outlet back to Josephine in as pure con- <br />dition as we can do it today with our technology. <br /> <br />This is being proposed with the Rice Creek Watershed. <br />They expect to have a hearing in about six weeks on this <br />project. They have, however, as I say, received both the state <br />and federal grants for this work and they also have ordered <br />that final plans be prepared for this particular section so <br />this one is further along than any of the other projects as <br />far as their grant. If this pro~osa1 becomes a reality, and <br />we expect that it will, then it will not be necessary to have <br />any ponding on the site. All that would be done is the water <br />from the streets would be intercepted at catch basins and taken <br />
