807 Commissioner Boerigter concurred with other commissioners speaking in support of Community P g PP y <br /> 808 Business designation, noting there may be certain situations where additional access would be <br /> 809 appropriate, however, couldn't provide a specific situation unless the entire site were to be <br /> 810 redeveloped. Commissioner Boerigter opined that Community Business designated zoning areas <br /> 811 would create interaction, with other such designations throughout the City also close to <br /> 812 residential, creating the initial debates in considering whether the Har Mar Mall and Target sites <br /> 813 should be designated Regional or Community Business. Commissioner Boerigter opined that it <br /> 814 didn't make sense to designate a parking R -1. Commissioner Boerigter further observed that if <br /> 815 discussion was how Commercial Business zoning meshed with neighboring residential properties, <br /> 816 this was a prime example; and opined that there was no rationale to indicate that the southern <br /> 817 portion was off limits and excluded from the Commercial Business designation, any more than a <br /> 818 portion of the northern half adjacent to the apartment buildings. Commissioner Boerigter <br /> 819 concurred with the need to seriously consider and think through the intent of Community <br /> 820 Business and medium density as it developed zoning code language and definitions for parcels <br /> 821 through out the community, not just this specific area. <br /> 822 Unidentified male audience member who previously read the Comprehensive Plan Purpose <br /> 823 Statement <br /> 824 The unidentified speaker suggested that the Commission remain consistent with the Statement of <br /> 825 Purpose and related designations as to protecting residential areas; questioning if the commission <br /> 826 was in fact doing so. <br /> 827 Chair Doherty advised that the Planning Commission, for the record and by majority consensus, <br /> 828 found no need to change the designation of Community Business for these parcels; noting that <br /> 829 Commissioner Cook would support the parcels remaining Single- Family Residential. <br /> 830 Cedric Adams, 556 West County Road C (SE corner of County Road C and Dale Street) <br /> 831 Request that property, currently zoned Single family Residential be retained for LDR -1 <br /> 832 zoning (PIN 12- 29 -23 -22 -0003) <br /> 833 Chair Doherty spoke in support of a Comprehensive Plan Amendment that the parcel be <br /> 834 maintained Single Family Residential. <br /> 835 Commissioner Boerigter suggested that the Commission consider the future of the property, and <br /> 836 how they saw its development, since there were two (2) different owners. <br /> 837 Discussion included clarifying each of the properties and their current and proposed zoning <br /> 838 designation; whether to add the parcel(s) to the list of anomaly properties or recommend to the <br /> 839 City Council a Comprehensive Plan Amendment; and previous and confusing designation of one <br /> 840 of the properties improperly guided to Open Space. <br /> 841 Mr. Adams <br /> 842 Mr. Adams reiterated his intent to construct a home on 556 West County Road C. <br /> 843 Mr. Paschke noted the error in the zoning designation guidance of the adjacent parcel as Park <br /> 844 Open Space in the Comprehensive Plan and suggested amendment to Low Density Residential 1 <br /> 845 (LDR -1). <br />
