<br />St. Anthony and until they would vote and until we would get a <br />joint powers agreement to extend this road, we can't just presume <br />that that's going to be happening. This is an extra long cul- <br />de-sac, however. It's longer than the standard in our policy. <br />It would certainly be expected that these would ultimately con- <br />nect to each other. St. Anthony, in fact, is considering that <br />potentially that will turn into an M.S.A. road. It does have <br />enough projected volume. Our proposed design would fit that any- <br />way. You'll notice that the location of this potential roadway <br />is over the site owned by Mr. Marabella. His home would be <br />directly in the middle of that. The reasons for that are <br />several-fold, one being that if we put it on this side, this <br />site would have a lesser amount of land to develop and that <br />would leave a 66 foot piece left for Mr. Marabella to develop, <br />which is somewhat uneconomical to develop 1300 feet long by 66 <br />feet wide. He would have considerable assessments as part of <br />that project. Also, that would not allow any frontage for the <br />Rihm property in the event they wish to divide their property <br />in the future and parcel it off. If we did it on the reverse <br />side, the same problem would occur. Namely, that Mr. Marabella <br />would have a difficult parcel to market and we would now be <br />preventing access to this parcel by using up other land in this <br />location. <br /> <br />It is proposed that if we approve this project, we would <br />acquire not only the front half of the Marabella land but the <br />entire length of it. We will review some of the uses of that <br />in a few minutes. Could I see a typical street? The paving <br />that would be proposed to be built would be a nine ton roadway, <br />again because of the anticipation of extensive trucks in the <br />area, both from St. Anthony and from Roseville as it develops. <br />It would be 36 feet wide, once again to accommodate the wider <br />turning movements and problems that do occur with large trucks, <br />and again would have the curb and gutter as is typical on each <br />side. It is proposed to be designed to accommodate all future <br />traffic that would be coming as the land develops, as well as <br />what is going to be immediately there. <br /> <br />You will notice before I said that there is going to be a <br />use anticipated for the remainder of the Marabella property. <br />That use would be the extension of the existing City water <br />facility from where it terminates now approximately at the City <br />limits line with St. Anthony, and that line would be extended <br />as a 12 inch line along that right-of-way under the road, then <br />up the right-of-way along Highway 88 and all the way to County <br />Road C-2. The reason for that is two or three-fold. For one <br />thing, that would allow, again, the parcelization of these <br />pieces and access to water without having to go all the way <br />down to County Road C, which is hundreds of feet away. M & M, <br />in fact, at this point, is getting their water temporarily by a <br />connection to St. Anthony at this spot. While this particular <br />improvement is being awaited, while the decision is being made, <br />if the project is turned down, then M & M will have to go all <br />the way to County Road C to get water.
