Regular City Council Meeting
Monday,April 25, 2011
Page 12
Councilmember McGehee noted the need to provide sufficient and safe play areas
for families and children living in the complex; and further noted the City's cur-
rent housing stock represented with over 25% rental properties/apartments.
AEON Applicant Representatives,James Lenhoff, Senior Project Manager
Prior to responding to Councilmember questions and comments, Mr. Lenhoff
provided a brief background of AEON and the organization's philosophy; their
long-term ownership and management of all their projects, with on-site managers;
and other projects owned and managed by them throughout the area. Mr. Lenhoff
reviewed AEON's mission to provide safe, quality homes and build quality
neighborhoods within the communities in which they are located; as well as con-
tinue to invest in those communities through connecting people, residents, and
community amenities such as proximity to jobs and area transit options.
Mr. Lenhoff noted AEON's commitment to enhancing environmental, safety, and
landscaping amenities for their projects, as well as for adjacent property owners.
Mr. Lenhoff noted that "AEON" meant "forever," and appropriately reflected
their mission as environmental stewards by addressing stormwater and energy
sustainability, as well as cost efficiencies for short- and long-term performance of
their buildings and to favorably participate in building strong communities and
improving the quality of life for its residents through providing a foundation of
quality housing opportunities. Mr. Lenhoff noted that, while AEON was a non-
profit, they paid property taxes on their projects.
Mr. Lenhoff opined that Sienna Green was a prime site for those young families
in the community and school district, in addition to its connections to surrounding
businesses. Mr. Lenhoff anticipated breaking ground for Phase II later this sum-
mer, with intended project completion yet this fall, since final funding had been
awarded in the late fall of 2010. Mr. Lenhoff noted the success of Phase I of the
project, with 100% occupancy; with past security issues having been addressed;
along with the rehabilitation of the interior and exterior portions of the building,
as well as the site itself. Mr. Lenhoff noted AEON's concerted efforts in making
resident connections through added trees and sidewalks on the site, and connect-
ing to County Road B; while building ongoing relationships with residents at Ro-
sewood Village.
Mr. Lenhoff clarified that the triangle parcel was now under AEON's ownership,
and had been intended to be part of the property when it was purchased, but prop-
erty records had been inadequately recorded, requiring additional title work.
Mr. Lenhoff encouraged Councilmembers to tour the property during their grand
opening events planned this summer.
